  1. Check guideline value for the property via TNREGINET portal.
  2. Pay stamp duty online through the e-stamping or franking system.
  3. Prepare the sale deed and get it printed on e-stamp paper of appropriate value.
  4. Both buyer and seller appear at the Sub-Registrar office with two witnesses for biometric verification and document submission.
