Rajasthan Property Market Overview

Rajasthan, India's largest state by area, has a diverse real estate market spanning its capital Jaipur, the industrial hub Kota, the Pink City's heritage properties, and emerging centers like Udaipur and Jodhpur. Jaipur has seen remarkable real estate growth with the development of areas like Vaishali Nagar, Mansarovar, and the upcoming Jaipur Metro project. The state's tourism-driven economy creates demand for heritage properties, hotels, and vacation homes. Rajasthan has also emerged as a manufacturing and logistics hub, with industrial corridors driving commercial real estate demand. The state's NRI population, particularly in the UK and USA, invests significantly in Rajasthan's property market.

How Stamp Duty is Calculated in Rajasthan

Stamp duty in Rajasthan is calculated on the higher of the DLC rate (District Level Committee rate — what other states call circle rate or guideline value) or the actual sale price. The DLC rate is set by the Collector of each district and revised periodically. You can check current DLC rates on the Epanjiyan portal (epanjiyan.raj.nic.in).

The state offers a 1% concession for women: female buyers pay 5% compared to 6% for men. Joint ownership with all female co-owners also gets 5%. A male + female joint purchase pays 5.5% up to ₹50 lakh and 6% above ₹50 lakh; other joint combinations pay 6%. On top of stamp duty, a surcharge of 30% applies up to ₹10 lakh and 33% above ₹10 lakh (20% Section 3-B surcharge + 13% Section 3-A infrastructure surcharge). Registration charge is 1% with no minimum, plus a fixed ₹500 CSI charge.

Worked example: For a ₹50 lakh flat in Jaipur, a male buyer pays ₹3 lakh stamp duty (6%) + ₹99,000 surcharge (33% of stamp duty) + ₹50,000 registration (1%) + ₹500 CSI = ₹4,49,500 total. A female buyer pays ₹2.5 lakh (5%) + ₹82,500 surcharge + ₹50,000 registration + ₹500 CSI = ₹3,83,000 total, saving ₹66,500. A male + female joint purchase pays ₹2.75 lakh (5.5%) + ₹90,750 surcharge + ₹50,000 registration + ₹500 CSI = ₹4,16,250 total.
