How Stamp Duty is Calculated in Tamil Nadu

Stamp duty in Tamil Nadu is calculated on the higher of the guideline value or the actual sale consideration. All buyers — men, women, and joint owners — pay a flat 7% stamp duty. Registration fee is a flat 4% — the highest in India. A woman buyer, or an all-women joint purchase, pays a reduced 3% registration fee for properties up to ₹10 lakh. No surcharge is levied on the stamp duty amount.

Tamil Nadu uses a guideline value system (also called circle rate), updated periodically by the Registration Department. You can check guideline values for any property through TNREGINET, the state's online registration portal.

Worked example: For a ₹50 lakh property under a male buyer: stamp duty ₹3.5 lakh (7%) + registration ₹2 lakh (4%) = ₹5.5 lakh total. For a female buyer: stamp duty ₹3.5 lakh (7%) + registration ₹2 lakh (4%) = ₹5.5 lakh total (the women's 3% registration rate applies only up to ₹10 lakh).
