How Stamp Duty is Calculated in Rajasthan

Worked example: For a ₹50 lakh flat in Jaipur, a male buyer pays ₹3 lakh stamp duty (6%) + ₹99,000 surcharge (33% of stamp duty) + ₹50,000 registration (1%) = ₹4.49 lakh total (~8.98%). A female buyer pays ₹2.5 lakh (5%) + ₹82,500 surcharge + ₹50,000 registration = ₹3.83 lakh total, saving ₹66,500.

Property Registration Process in Rajasthan

Property registration in Rajasthan is managed through the Epanjiyan portal (epanjiyan.raj.nic.in) run by the Department of Stamps and Registration. Steps:

  1. Draft the sale deed and submit it online via the Epanjiyan portal.
  2. Pay stamp duty online through e-stamping on the Epanjiyan portal.
  3. Book a Sub-Registrar appointment through the portal.
  4. Both parties attend with original documents and two witnesses for biometric verification.
  5. Sub-Registrar registers the deed; download the registered copy from the portal.
